Spring is officially here, because I’ve seen my first robins. Four of them actually, which I guess bodes well for the future. The Japanese maples are in full bloom all over the city, and when the sun is shining, and the wind is blowing in off the water, you can’t help but be happy to be from Vancouver. Ever wonder why Vancouver has the highest property values in the country? This is why. Where else in Canada can you golf all year round?

People who say that real estate prices can’t go up any more should go to Edmonton or Halifax right now. There’s a reason why Vancouver is comparatively expensive, and it’s because it’s the best place in Canada to live in.

  • Past payment history (35 percent): bankruptcies, late payments, past due accounts and wage attachments
  • Amount of credit owing (30 percent): amount owed on accounts, proportion of balances to total credit limits
  • Length of time credit established (15 percent): time since accounts opened, time since account activity
  • Search for and acquisition of new credit (10 percent): number of recent credit inquiries, number of recently opened accounts
  • Types of credit established (10 percent): number of various types of accounts (credit cards, retail accounts, mortgage).

Since 2001, Vancouver proper has experienced negative population growth, with many first-time homeowners moving eastward—to the suburbs of Surrey, Coquitlam and New Westminster—in search of affordable property. The exception is downtown, which has doubled in population since 1971 and will add another 25 percent by 2021.
