D’Arcy Harris – Weekly Real Estate Update November 16, 2005

-----------------------------------------------------------------

One year of newsletters!

I was going through my old newsletters, and I realized that it’s now been a full year that I’ve been writing and managing the Weekly Real Estate Update. I’m proud to say that in the last year, over 2,000 people have signed up to receive this weekly report. I hope to have over 5,000 people by this time next year, so tell your friends to sign up! (http://www.vancouverrealestateinfo.ca/redir.asp?page=silver_customform.asp&t=list1 ).

In celebration of this milestone, I’ve decided to offer $500 cash, payable on closing, to the first 5 people who refer someone thinking of selling their home! Simply email me (CashOffer@darcyharris.com) their contact information along with your name and number and I’ll call you to confirm. So: do your friend a favour, get $500. Sounds good to me.

This is all I do, every day, all year long, and I’m proud to do it. Thanks for reading.

P.S. Have you been by to see my listing on W. 6th? This is one heckuva deal at $188,000. It’s already tenanted at $1,050 a month, which means that it’s cash flow positive with only $20,000 down. Plunk your money down and collect the checks, it doesn’t get any easier than this. Email me to set up a private showing. Check it out: http://vancouverrealestateinfo.ca/silver_listingDetail.asp?ID=196293

P.P.S Each month, I publish a series of articles of interest to homeowners – money saving tips, household safety checklists, home improvement advice, real estate insider secrets, and much more that DOESN’T fit in this newsletter:

Success Story of the Week

-----------------------------------------------------------------

Congratulations to M. and M. who just got an accepted offer on a beauty of a 2 bedroom in Coal Harbour. Though it’s lacking the water views (keeps it within this stratosphere price wise) it makes up for it by being a very cool pad. Can’t tell you the price just yet, but hopefully (after reviewing all the documents and passing the independent inspection) they’ll decide that this is the place. I’ll keep you posted!

Investment Opportunity: Developers and Investors!

-----------------------------------------------------------------

Now here’s an interesting opportunity: There’s a whole building for sale, six strata units, each one sold as a separate transaction. This wouldn’t work to buy just one, it's a leaky condo, and would have to be torn down. BUT: You can build an 8-unit complex (Octiplex?) in place of the one currently there, and they would be eligible to be sold separately as strata units. I can package all six properties, call me for more information. Located in Grandview.

Market Tidbit

----------------------------------------------------------------- This is for all you people who are ‘waiting to see what happens’, or ‘waiting for the market to slow down’. Well, looks like it will, but not by much!

Real estate market may be cooling Wednesday, November 09, 2005

“There are signs the real estate market is beginning to cool. The number of homes being sold in Great Victoria is declining. According to a Re-Max outlook for 2006, sales will fall by five per cent and the average price of a home will go up by only five per cent.” CH NEWS http://www.canada.com/search/story.html?id=b7d3325d-0b7f-4a50-94e7-661865a4b841

Ha, only 5%. If that’s a cooling market, count me in.
