This month, Vancouver Magazine put out their list of the top 50 most powerful men and women in Vancouver. And who was #1? A realtor by the name of Bob Rennie of Rennie Marketing Systems. I think Bob said it best when he said “I should be number 48!”, but at the same time, he is symbolic of the real estate market in the city, where people start lining up at 2 am for condos in Yaletown. Now whether he should have been ahead of Jimmy Pattison is a conversation for another time…

Also in Vancouver Magazine, a look at one of Vancouver’s oldest neighbourhoods, Strathcona, and why it’s a great buy right now. I’ve put together some listings from that area that you may want to see. Just scroll down to Today’s Real Estate Listings.

Buy of the Week: Investment Buy

One of my clients was able to get an accepted offer on a Duplex with 2 unauthorized suites (a fourplex!). Fully rented, this gem brings in over $3,400 a month. But he is pulling out for personal and financial reasons. This duplex is right in front of a park and is surrounded by beautiful large homes. The price is right, location is great and it’s cash flow positive with a good down payment. I can’t tell you the exact price, only say that there is nothing of this calibre available anywhere in the city at the price we had. Put in some elbow grease and build some sweat equity! Call me for more information.

Where is the market going? According to a recently released study of the country by RE/MAX:

“In 2005, average price appreciation is expected to be highest in Edmonton (12%), Quebec City (11%), Kelowna (10%), Halifax and Vancouver (8%).”

One of the problems with real estate literature is that it’s hard to find a book that really spells it all out for you from the beginning. One such book that I found and read was “The Beginners Guide to Real Estate Investing”. With real life numerical examples, it will help you get a good base of knowledge on which to build. Some of you may be thinking that you’re not investors, and that you just want to buy a home to live in. I like to think that all real estate purchases are an investment that you’ll make money on over the long term. You are an investor!
