When pricing a home, I can’t think of any reason why a seller would want to set it over what the home is worth. Pretty straight-forward statement. You want to sell your house, price it accordingly, if you don’t, then price it accordingly. In a market where everyone has access to the same information (like the real estate market) it’s quite simple to figure out which places are over priced and which are under priced and which are just right. Beware of being the last sucker standing!
Currently, I’m in a situation where I thought the seller had no idea how much the place was worth. After speaking with the agent, I’ve realized that they’re hoping to find someone to over pay. The seller may even know that he’s asking too much. Why would he do that? Because they’re hoping to find someone who doesn’t know the value of the apartment. They’re hoping to find someone who’s frustrated and annoyed, and is willing to do anything to find a place. They’re hoping to find someone who doesn’t have a buyer agent working on their behalf. They’re hoping to find a sucker.
I tell all my VIP Buyers the same thing when we find a great place and we’re in competition: somebody might over pay, just don’t let it be you.

Buyers Corner: No Interest Loans

Leaky Condos are the bane of my existence, and if you've been looking long enough you'll have run into a few yourself. But do you know that no-interest loans are available through the Homeowner Protection Office (HPO) to pay for "repairs related to premature building envelope failures?" That's right, a crown-corporation was set up to help homeowners pay for the expensive reconstruction costs of leaky condos, without them being overwhelmed by interest charges.
Don't think you can handle the payments on a no-interest loan? Well, the good folks at the HPO have a deal for you: "In some instances, the program's minimum monthly payment of $50 represents too much of a burden. In theses cases, the HPO approves deferred payment loans that do not require any payments of interest or principal for as long as the homeowner lives in the home." “The Real Estate Council of British Columbia expects to receive 400 complaints against its licensees this fiscal year, a 16 per cent increase over last year.”

The BC Real Estate Association’s stats show 7,725 homes throughout the province sold for more than $2.86 billion last month — a 24% increase over the same month last year. The number of units sold went up by just 3.8% over February 2005, when 7,439 units sold.
