So the GST is going to be taken down a notch. All I can say is it’s about time. Of course, this being a real estate related newsletter, I guess I’ll have to talk about how it’s going to affect the market and the buyer/seller as individuals.

Here’s a breakdown from the Real Estate Board of Greater Vancouver:

If GST becomes payable on or after July 1, 2006, without having been paid before that day, the six per cent rate applies.
If GST is paid on or after July 1, 2006, without having become payable before that day, the six per cent rate applies.
If GST becomes payable or is paid before July 1, 2006, the seven per cent rate applies.

I was talking to a potential client who wants to buy a house but keeps putting it off, and she said, "The market’s just too hot right now, all these multiple offers! I’ll just wait till things cool off.” This seemed to me the strangest reason NOT to get into the real estate game. And it’s not the first time I’ve heard this complaint. Ladies and gentlemen, multiple offers are a reality in the current real estate marketplace, but they should by no means deter you! As you wait for things to "cool off", interest rates are rising, as is the price of real estate in Vancouver. By the time things "cool off" the prices will be higher, it will be more expensive to borrow, and the house you want today will be WAY out of your reach financially.
