I'm amazed how many people "just want to see listings." I get calls constantly - "can you send me listings?" I reply that listings are public, go to RealtyLink.org, knock yourself out.

There are lots of reasons why looking at listings, as a stand-alone activity, is a waste of time. One reason became very clear yesterday, when I called on a house in East Van that was listed as a grow op. Turns out, it was only one room that needed to be redone due to the grow op, AND there was a second house in the back that was legal and could rented for over $1,000 a month. Two houses for the price of one? That wasn’t in the listing!

But I only found that out by getting on the phone and working it over, doing the research. So when you're committed to buying real estate, call me for a meeting, for a relationship, and to work together.

On another note, what makes a successful real estate investor/home buyer? I'm still researching it, but here's my #1 point so far: successful real estate investors (and I mean home buyers and sellers too) have a "bias for action." They move fast and decisively. They have a low tolerance for procrastination and planning.

”In 2005, the average price of a house in Greater Vancouver reached $585,000. The required household income to buy it: $132,000 per year, with a 10 percent down payment, according to the mortgage calculators at www.canadianmortgage.com. That’s more than twice the median household income of Vancouverites, $56,931. During 2005, average townhouse prices reached $358,000 (monthly income needed: $7,000, or $84,000 per year), and apartments grew to $295,000 ($6,000/$72,000). In the fall, the Canadian Mortgage and Housing Corporation lightly sounded the alarm, with its publication Housing Market Outlook: “Smaller price increases in 2006 will be the result of declining affordability beginning to erode consumer demand. Condominium apartments, long considered an affordable housing option, will have increased 50 percent in the 2003 to 2006 period.”

Is the Market Overvalued?

Growth in real MLS® home prices in British Columbia averaged 4.8 per cent between 2000 and 2004, while real after-tax income increased at an average annual rate of 1.9 per cent. While inflation-adjusted prices are rising faster than inflation-adjusted after-tax incomes, the disparity during the current up-cycle is small compared to past upswings.

During the 1986 to 1989 housing expansion, real MLS® prices grew at a 13.5 per cent annual rate compared to a 0.6 per cent annual increase in real after-tax income. In 1990, real house prices fell by 1.3 per cent, a modest correction. The real price growth of the current up-cycle is more in line with real income growth than experienced in the past.

While house prices are rising in British Columbia, this indicator suggests there is no real estate bubble.

Yesterday I was speaking with a client who was thinking of selling her home, and she asked me my opinion on when would be the best time to list her property. She thought maybe it would be best to wait until January, but I disagreed and here’s why: 1. People who look for a home during the Holidays are more serious buyers! 2. Serious buyers have fewer homes to choose from during the Holidays and less competition means more money for you! 3. Since the supply of listings will dramatically increase in January... there will be less demand for your home at that time. Less demand means less money for you! 4. Homes always show better when decorated for the Holidays! 5. Buyers are more emotional during the Holidays, so they are more likely to pay your price! 6. Buyers have more time to look for a home during the Holidays than they do during a regular week! (This is why Buyers shouldn’t drop out until January either!) 7. Some people have to buy before the end of the year for tax reasons! 8. January is a month that a lot of employees begin new jobs. Since transferees cannot wait until the spring to buy a home, you must be in the market now to capture those buyers! 9. You can still be in the market, you have the option to restrict showings as much as you want! 10.You can sell now for more money and we can provide for a delayed closing or extended occupancy until next year! 11.By selling now, you have the opportunity to be a buyer in the spring, when more homes will be on the market!

A lot of my VIP Buyers have decided to take some time off, so I would like to award this week’s Success Story to the people who are still out there kicking the tires and writing offers. ============================================== Thought you might enjoy this, I got it in my email when it was snowing last week (for all of you reading this outside of Vancouver, the weather is beau-ti-full), and I don’t know who wrote it so I can’t give credit, except to say that I laughed when I read it!

Vancouver Blizzard 2005 Vancouver (Reuters) Day 2 - Vancouver Blizzard 2005 - Revenge of the Commuters Chilled Vancouver commuters faced their second day of winter hell today, as an additional .5 centimetre of the peculiar white stuff fell, bringing the lower mainland to its knees and causing millions of dollars worth of damage to the marijuana crops. Scientists suspect that the substance is some form of frozen water particles and experts from Saskatchewan are being flown in. With temperatures dipping to the almost but not quite near zero mark, Vancouverites were warned to double insulate their lattes before venturing out. Vancouver police recommended that people stay inside except for emergencies, such as running out of espresso or biscotti to see them through Vancouver's most terrible storm to date. The local Canadian Tire reported that they had completely sold out of fur-lined sandals. Drivers were cautioned to put their convertible tops up, and several have been shocked to learn that their SUV's actually have four wheel drive, although most have no idea how to use it. Weary commuters faced soggy sushi, and the threat of frozen breast implants.

Although Dr. John Blatherwick, of the Coastal Health Authority reassured everyone that most breast implants were perfectly safe to 25 below, down-filled bras are flying off the shelves at Mountain Equipment Co-op. "The government has to do something," snarled an angry Trevor Warburton. "I didn't pay $540,000 for my one bedroom condo so I could sit around and be treated like someone from Toronto".

Okay, Christmas is almost upon us, followed by New Years, which tends to take up a lot of our time. (Understatement? Oh yeah.) Usually between now and January, most people are too preoccupied with presents, family, snow and egg nog to worry about the real estate market. Most people would rather sit by the fire or go skiing, and who can fault them? But there is always a group of people who don’t have the luxury of waiting till after the festivities to move, and will keep showing their home in the hopes that they’ll be able to pay off their debt/transfer jobs/finalize their divorce/close on they other house they bought/move before the holidays etc. etc. etc.

And this goes for both buyers and sellers. The fact is that this is a great time to buy or sell because you know that everyone who is still in this market is serious, ready and willing.

The question is, are you willing to sacrifice some of your holiday time to find the home of your dreams? For those that say yes, maybe spending next Christmas in the perfect home is worth the sacrifice now. Something to think about? I hope to hear from you!

Congratulations to E. and N. who went ahead with the purchase of their new townhouse in Downtown Vancouver. There was some concern about the building, but once the inspector went through and the docs were read and approved, they realized that we got a great deal. People talk about what is likely to happen when the market corrects, and if it does, what will happen. The reality is that real estate corrections aren’t drastic one day events, but rather move slowly and surely in one direction over extended time periods. The only thing stopping a downward trend? More buyers, and having a listing under 200K in Vancouver really opened my eyes to the number of people who are looking in that (near) impossible price range. They are the people who are waiting on the sidelines for any correction, and they are the ones who are going to jump in and scoop up properties that make sense for them at that time.

As a market trends downward, buyers who wouldn’t normally pay attention are all of a sudden activated by the opportunity a price correction represents, thereby adding more buyers to the market. In this realtors humble opinion, and barring any unforeseen economic disasters, this real estate market is well shored up to withstand any correction, so stop worrying and get out there...

Congratulations to J., proud (former) owner of my listing on W. 6th. The unit sold on Monday for $500.00 under the asking price ($187,500), making it one of the best deals in town. The building needs some work, and it took a very specific sort of buyer to make it happen. They decided to keep the tenant and collect the checks, which is a great way to buy real estate.

Also, congrats to K. and J. who are moving into their new homes this week.

So is the market going down? Well, predicting market downturns is like predicting snow in Alaska in winter. It's a no-brainer. Markets go up, markets go down. Woo-woo, big surprise. How much and how fast, who knows.

So the question becomes, what to do? Well, keep buying if you're an investor. Sharp buyers who work with savvy brokers and look at all inventory in their neighbourhoods, will always do well. They will find and buy the 1/50 that actually makes sense, whether the market is cooling or heating up.

Same goes for homebuyers. If you're home shopping, DON'T STOP. In a cooling market, you can put those sellers over a barrel and get your revenge for the last four years of them being complete jerks. Now it's THEIR turn to bite the bullet. Remember, only 1 out of 50 will represent a great buy, so do your homework.

If you're considering selling at all in the next few years, it's a good time to do so now. Remember when prices started going up, how long it took Joe Public to catch on and decide to buy? Well, selling works the same way. Beat the herd.

P.S: Here's a thought: "I'm waiting until after the holidays to buy/sell." That might not be such a good idea. During the next 2 months, there will be:

-Less competition for buyers and sellers both

-More time to look

-Emotional and motivated buyers and sellers. A good negotiator can max that to your benefit (that would be me).

Success Story of the Week

I may be getting a listing in Burnaby shortly; asking will be around $260,000 for a two-bed/2 bath. If you’re looking for HUGE views, then this is the place to see. The building also has $400,000 in the contingency fund AND it’s all concrete. No leaky condo here people.

This is the kind of place that will be worry free (and assessment free!) for years to come. Hopefully I’ll be listing it this week. If you want to get in BEFORE it’s on the MLS, just reply to this email and I’ll set it up.

"If you are selling, if prices are declining, your sellers must actually price their property under the comparable sales. If they don't get ahead of the decline, they will be "chasing the market down." Losses can be substantial. To assist your seller in obtaining the highest price possible in a declining market, you must first identify how much inventory is on the market and how quickly it is selling. Second, you will also need to identify how much their price is declining each month. You then have the actual cost of holding the property each month. When sellers see the true numbers, the shock is stunning. Back in the disastrous LA market in 1990-1993 where prices declined 33% in just 18 months, almost all of my sellers (I represented REO for 15 different banks), sold their properties because they were willing to take a slightly lower price to move the inventory immediately. Sadly, most residential agents are not trained to have this critical conversation that can maximize the seller's return in a tough market."

Something to think about, especially as more and more people are talking about a downturn, or a correction, or a bubble bursting. The psychology of the masses set markets in motion, so if you’re thinking of selling anytime soon, DON’T CHASE IT DOWN. Price accordingly. Oh, and list your house with me.
