Last week, the real estate board came out with their January numbers. January was definitely a slow month for real estate sales (The number of condos sold down 11.2% since ’04). So what happened in January that could have slowed the market down? Here are some ideas:

The snow: Vancouver shuts down when there’s any sign of freeze out there. I’ll admit that I stayed in my house as much as possible!

The Tsunami: There is no doubt that something like the tsunami affects people in a way that can’t be measured. I don’t know about you, but all of a sudden buying that condo didn’t seem as important.

But now what’s going to happen? The market is picking up, and all the realtors I’ve spoken to agree: This is a great time to be in the game! Enjoy this weeks newsletter and as always, contact me if you have any questions.

Congratulations to A. and L. who closed on a really ugly house! So ugly in fact that everyone who looked at it didn’t look twice. They, on the other hand, saw the positives. Namely, that it’s on duplex land and that it’s going to look a whole lot better once the house is knocked down. With a tenant in there, they’re paying next to nothing to carry it, and in the meantime they’re getting all their ducks in a row to knock it down and put up a duplex. Want to know how they did it?

Perseverance and hard work. No one said this was easy!

A loan given to a buyer for the remaining balance on a seller's first mortgage and an additional amount requested by the seller. Payments on both amounts are made to the lender who holds the wraparound loan.
