D’Arcy Harris – Weekly Real Estate Update November 7, 2005

-----------------------------------------------------------------

For anyone who says that prices can’t get any higher, I would recommend a trip to New York City. While strolling down the street I saw a sign for a one bedroom apartment for $725,000. That’s U.S Dollars people. Granted, this ain’t New York, and I expect New York will always be more expensive than Vancouver, but when you take into consideration what one can buy for $400,000 on a worldwide comparison, it’s CHEAP here. Condo in Sidney, Australia on the water? Minimum $600 per sq. ft. . House in Los Angeles? Minimum $350,000. And that’s in Watts, the home of the race riots and one of the most dangerous places in North America. If South Central L.A costs that much, it makes the house you love in Burnaby seem cheap. We’re the best city in the world (officially); just wait for everyone else to realize it and start moving here.

Mark my words: long-term, this market has not yet begun to rise.

Success Story of the Week

-----------------------------------------------------------------

Congratulations to J. and B. who I helped find, negotiate and close on a beautiful home in Kerrisdale. It’s always a good feeling to get an accepted offer $37,000 under the listed price. Just goes to show you that the list price is NOT what something is worth. It’s worth what a buyer is willing to pay, which is sometimes less and sometimes more than the listed price. Congrats!
