It seems you can’t turn your head these days without seeing an article about buying or selling real estate: The market is hot, it’s getting cold, it’s going to bust, it’s going to boom, interest rates are going up, now they’re going down, my friend made a killing, my friend lost his shirt…. Etcetera, Etcetera, Etcetera.
The question you should be asking yourself is this: Do I need to buy or sell my home right now?

Mortgage Information for First Time Home Buyers

Revenue Canada's Home Buyers' Plan allows you to use your RRSP savings to buy or build a home, up to $20,000 per person or $40,000 per couple. To participate in the Home Buyers' Plan, you have to be considered a first-time homebuyer at the time you withdraw an amount from your RRSP(s) under the Home Buyers' Plan. You are considered a first-time homebuyer if at any time during the last 5 years, before your withdrawal, you did not own a home while you occupied it as your principal place of residence. If your spouse owned a home and occupied it as his or her principal place of residence at any time during the last 5 years and at any time during the period that your spouse owned a home and occupied it as his or her principal place of residence, you were married and also occupied that home, you will not qualify as a first time home buyer.

“Condominium sales in Greater Vancouver soared to the highest level in history last month, as 1,974 condo apartments were snapped up, a 12% increase from May of 2004, reports the Real Estate Board of Greater Vancouver. In the Fraser Valley, 304 condominiums sold in May, the same pace as in May of 2004. But sales of homes across the Valley, at a total of 2,067, were the highest in May ever, reports the Fraser Valley Real Estate Board. Sales of Greater Vancouver townhomes also set a record in May. Sales increased 17% from May of 2004 to 684 units, the highest level since March of 1992. The benchmark price of a townhome across Greater Vancouver is now $325,650, up 8.9% from May 2004.” -Ozzy Jurock

The borrower pays only the interest that accrues on the loan balance each month. Because each payment goes toward interest, the outstanding balance of the loan does not decline with each payment.
