----------------------------------------------------------------- The D’Arcy Harris Team – Weekly Real Estate Update August 2, 2005 ----------------------------------------------------------------- A couple of things to talk about this week, first of which was missing last weeks newsletter. No excuse other than the fact that it’s been BEAUTIFUL outside and quite frankly, I needed a break.

But the market didn’t take a break; did you know that prices of detached properties increased 10.2% since June of ’04, while condos increased an average of 10.6%? If you thought about buying last June and then decided against it, you missed out on that increase. Trust me, if you wait longer, it’s going to be more of the same.

And here’s something most people don’t think about: that 10% increase is on the market value of the home, NOT on the amount invested. For example, as a simple calculation, last year let’s say you invested $20,000 as your down payment for a $400,000 apartment. Now the apartment you bought would be worth $424,000 (10.6%). But you only invested $20,000, so what’s the real return? Over 100%. This is why real estate is the place to be.

Then next question you need to ask yourself is what are you waiting for?
